POSITION:                   Associate (Leadership Role)

 

DUTIES:                       The Associate will be responsible for conducting comprehensive research to identify market trends, potential clients, and new business opportunities. Supervise the overall progress of the construction project to ensure it adheres to the project plan, schedule, and budget. Develop strategies to attract and acquire new clients, including networking, outreach, and attending industry events. Build and maintain relationships with existing clients, partners, and stakeholders to ensure ongoing business and referrals. In addition, work closely with directors to develop and implement business development strategies aligned with company goals. Specific duties and responsibilities include:

  • Prepare detailed proposals, presentations, and bids to secure new contracts and projects.
  • Negotiate terms and conditions of contracts with clients and partners, ensuring favorable outcomes for the company.
  • Represent the company at industry conferences and other events to enhance brand visibility and reputation.
  • Maintain professional and technical knowledge by attending workshops, reviewing publications, and participating in professional societies.
  • Coordinate and delegate workload within teams as required.
  • Provide mentorship and guidance to junior project managers and team members.
  • Ensure that company policies are understood, implemented and adhered to.
  • Complete project reporting as dictated by the group management information system.
  • Define project objectives, scope, deliverables, and milestones in collaboration with clients and stakeholders.
  • Identify and allocate resources, including personnel, equipment, and materials needed for the project.
  • Conduct feasibility studies, including cost estimates, risk assessments, and environmental impact analyses.
  • Deliver plans for projects on time and within budget and monitoring subsequent performance
  • Coordinate and update project schedules.
  • Report project progress and risks to client and management.
  • Prepare site assessments, due diligence reports, cost reports, project control group reports, construction reports and completion reports.
  • Manage design development, coordination, reviews and approvals during planning and construction phases.
  • Hold regular review meetings with contractors to assess work quality, progress, cost, schedule, safety, health and environmental matters.
  • Follow and fully complying with the client’s end-to-end project management process.
  • Ensure necessary permits and approvals are obtained and comply with local building codes and regulations.
  • Prepare project scope, tender, BQ and guidelines.
  • Supervise contractors in scheduling and monitoring project work and inspection upon completion.
  • Prepare proposed capital and expense budget requirements for the year plan.
  • Coordinate and monitor schedules of work to ensure license and consents are obtained in a timely manner.
  • Administer the construction contract, including evaluating and certifying payment claims, variation claims, and extensions of time.
  • Support the management and preparation of fees and chasing aged debt when required.
  • Implement and monitor relevant project control and administration systems in accordance with the business management system.
  • Act as the main point of contact between the contractor, client, and other stakeholders, facilitating meetings and providing progress reports.
  • Address and resolve issues or disputes that arise during the construction process.
  • Verify invoices, and prepare asset capitalization of related works.
  • Ensure the scope of services offered is clear and understood.
  • Make critical decisions to keep the project on track, considering all relevant factors and input from the project team.
  • Maintain accurate records of all project-related documents, including contracts, change orders, and inspection reports.
  • Review the job costing system for assessment of project performance.
  • Prepare monthly project review report for discussion with project teams.
  • Ensure effective communication with clients and that service provision is of the highest professional standard.
  • Understand and achieve line manager delivery expectations.
  • Monitor all sub-consultants’ performance and managing payments to them with payment authorization in accordance with the group delegated authority guide.

 

REQUIREMENTS:           Bachelor’s degree or foreign equivalent in Construction Management, Architecture, Civil Engineering, Quantity Surveying, or a directly related field, and Seven (7) years of experience in a related position. Work Experience must have included: Experience with Project Management Software Proficiency including Microsoft Project, Primavera P6, Microsoft Excel, Procore, Autodesk, Bluebeam, and Monday.com; Experience analyzing data and creating reports using Advanced Scheduling Techniques including Critical Path Method (CPM), and Gantt charts; Experience with risk management factors including identifying potential project risks, assessing their impact, and developing mitigation strategies; Experience with budget management including predicting the financial resources, monitoring and managing project expenses, forecasting costs, and analyzing financial data to make informed decisions; Experience with contract management including negotiating terms and conditions with clients and vendors; Experience with resource allocation including identifying personnel, equipment, and materials; and experience with change management including managing changes to the project scope, schedule, and budget.

RATE OF PAY:                  $185,000 - $195,000 per year
